    Start with the work that is hardest to finish

    A floor plan may give you a wall's length, a section its height, a schedule its type, and a specification its assembly. Choose a test set that requires those documents to be read together.

    For a general contractor, include civil, structure, enclosure, interiors, and mechanical, electrical, and plumbing work. For a specialty contractor, test the depth of your own trade: unusual assemblies, deduction rules, accessories, and details.

    Include items that disappear into allowances when time runs out—flashing, firestopping, sleeves, backing, equipment supports, or controls. The exact list should come from your bid scope.

    An estimator can reproduce the result because the dimensions and measurement rules are visible. Additional layers, a second face, returns, waste, or different opening deductions would change the bid quantity.

    For a revision, ask to see both the changed source and the quantity delta. A new total alone leaves the estimator to explain why the number moved.

    For a nonzero reference quantity, calculate absolute difference ÷ reference quantity × 100%. Report errors by item and trade; overcounts and undercounts can cancel in a project total. Record false-positive quantities separately where the reference is zero. Use identical measurement rules for both quantities.

    The equipment is counted. Who carries the controls?

    A bid can include the correct equipment count while responsibility for controls integration remains unresolved between electrical, mechanical, and vendor packages. That is a scope question with a pricing consequence.

    Scope gap analysis reconciles drawings, specifications, package inclusions, and exclusions. “By others” may be fully covered in another package. The review needs to find that assignment or identify the specific missing responsibility before raising a gap.
